Commercial HVAC Project Manager – Tenant Improvement

Swift Air Mechanical specializes in Commercial HVAC installation and service and is located on the East side of Indianapolis, Indiana. We are searching for a talented Commercial Project Manager to be part of our growing team! The Commercial Project Manager - TI is responsible for establishing the schedule and managing completion of commercial HVAC projects and ensuring that the milestones and deliverables are met throughout the life of the project. The ideal candidate will have a strong HVAC background with 5+ years’ experience as a Project Manager or Field Supervisor, specifically within Tenant Finish/Improvement.

Essential Accountabilities:

  • Ability to plan, coordinate, execute effective field construction organization from bid documents to completion.
  • Coordinates with Estimators, Purchasing, Customers, General Contractors, and AR/AP Clerks on a variety of tasks associated with the completion of HVAC projects.
  • Organize & review pre-construction documents and scope of work to identify potential obstacles.
  • Reviews contracts & drawings for scope, detail, and requirements.
  • Create material list when not specified to initiate project installation.
  • Ensure fulfillment of equipment / material orders and schedule deliveries for various jobs daily.
  • Coordinate detailed jobsite status reports for monthly progress billings.
  • Executes submittal process, change order process, monthly billing, labor and milestone management.
  • Reviews project budgets and schedules to set daily/weekly goals for each foreman.
  • Reviews codes and variances to determine impact on project schedule, costs, estimates and other project elements.
  • Sets pricing for Change Orders and/or T&M work and communicates with customer for approval.
  • Reviews specifications, drawings, blueprints, schematics, and other documents.
  • Partner with field leaders to ensure quality and schedules are maintained and all safety requirements are met.
  • Daily job site and labor management.

Skills and Qualifications:

  • Bachelor’s degree in construction management or related field.
  • Commercial project management with 5+ years of HVAC experience.
  • Possess a deep understanding of projects for efficient material ordering, subcontracting, billing, and management of RFIs, change orders, and submittals.
  • Proficiency in Microsoft Office, specifically Outlook, Word, Excel.
  • Ability to read and interpret blueprints.
  • Demonstrated leadership abilities.
  • AIA documentation experience a plus.
  • Exceptional prioritization skills and the ability to balance conflicting priorities.

Physical Requirements:

  • Must be able to adhere to large amounts of standing, walking, bending, squatting, sitting and lifting
  • Must be able to use arms and hands to signal, grab, hold, turn, push, and pull objects, materials, controls and tools
  • Must be able to pick up, lift, carry and move up to 50 lbs.
  • Must be able to work at heights, climb ladders and stairways, and occasionally work off of platforms/scaffolding (using the appropriate fall protection requirements)
  • Must be able to work in all weather conditions (including heat, rain, cold and wind) with appropriate PPE
  • Must be able to wear required personal protective equipment (PPE) including but not limited to: hard hat, safety glasses, ear plugs, masks/respirators, hi-vis safety vests, gloves and safety toe, construction-grade work boots
